No smoking or vaping in condo. If any smoke is detected inside or smoking debris is left in or around property, a $250 fine will apply. We are in a high fire risk area so please throw butts/debris away directly in the parking lot dumpster if smoking outside
No Pets or ESA. A $250 fine will apply if animals are in or around property
No parties or gatherings. We are only allowed to have a max of 4 persons at all times at the condo
Outside noise ordinance is 10pm-7am
No fireworks please. This will result immediate eviction with no refund. We are in a high risk fire area
This is an active bear area so please keep all food inside the lodge
Community pool is open in the summer season

Please do not park anywhere other than marked parking spots

Sleeper Sofa
Move coffee table
Gently pull handles to expose edge of box
Using edge of box, roll out
Gently pull on handles in an upward motion
Push on edge of cushion, it will lay flat.
Open chaise by pulling up on the edge. You'll find bedding and two pillows.
Close chaise, make bed and... SWEET DREAMS!!
Emergency Shut Off Information
Water: The water shut off is in the HVAC closet. In the hallway just outside the front door (look left). No Kay needed. Open the door and shutoff valve is in this room.
Gas: The gas shutoff is in the HVAC closet. In the hallway just outside the front door (look left). No Kay needed. Open the door and shutoff valve is in this room.
Electric: The electrical/breaker box is in the hallway on the wall between the kitchen galley and bathroom door.

There are 2 fire extinguishers

1 under the kitchen sink
Directions:
Pull the pin. Hold the extinguisher with the nozzle pointing away from you and release the locking mechanism.
Aim low. Point the extinguisher at the base of the fire.
Squeeze the lever slowly and evenly.
Sweep the nozzle from side-to-side.
Stove-top fire stop
Manual located in drawer next to refrigerator.
Garbage Removal
There 2 wildlife proof dumpsters in the parking lot for guest use. All trash MUST be in bags. Trash pickup is weekly. No hazardous wastes or bulky items.

WILDFIRE HAZARD AREA RESTRICTIONS AND THE DANGERS OF FIRES IN COLORADO
Life most parts of Colorado, Larimer County faces the ever-present risk of wildfire and flooding, in both the rural and urban areas. The following tips will help visitors to Larimer County be prepared and informed should a wildfire or flood emergency arise:
Text NOCOALERT to 888777 or sign up at www.nocoalert.org to receive all emergency alerts and evacuation orders sent in Larimer County — including wildfire and flood evacuation orders and guidance. You MUST SIGN UP to receive emergency evacuation orders and guidance.
Keep a full tank of gas in an evacuation vehicle while staying in your Short-Term Rental, and review how to open the garage door manually without electricity in the event of an evacuation.
Evacuate immediately before, or as soon as voluntary evacuation orders are given for your alerted area — do not wait for mandatory evacuation orders.
Know at least 2 routes out of the town or area in which you are staying. In the event of an emergency evacuation, some routes may be blocked.
In some areas of Larimer County, water supply for firefighting and access for emergency vehicles may be limited or unavailable.
NO SOLID FUEL-BURNING OUTDOOR FIRE APPLIANCES ARE PERMITTED FOR USE BY TRANSIENT RENTERS IN SHORT-TERM RENTAL UNITS IN LARIMER COUNTY. Solid fuel-burning exterior appliances including, but not limited to fire pits, outdoor fireplaces, portable-outdoor fireplaces, Solo Stove or similar, briquette or pellet-burning BBQ, smoker, or similar.
