• There are 2 allocated parking spaces right in front of this unit. Please do not park in any other units spot at risk of being towed

• The dumpster is located by the Airbits building across the parking lot

• No smoking/vaping inside. If any trash is left in or around property and/or the cleaners detect any smoke, a $250 cleaning fee will be applied. Please do not throw butts onto ground or grass. Estes Park is a very dry climate and always at high fire risk. Please dispose of trash directly in outside dumpster and not inside the unit. And please do not pollute the river

• This property does have river access and fishing is allowed. A fishing license is required and can be obtained at Estes Angler or Kirks Fly Shop. PLEASE NOTE, KEEP AN EYE ON CHILDREN BY THE RIVER

• No Pets or ESA ($250 cleaning fee per pet if on or around property)

• No parties or gatherings. We have a max of 6 persons (including infants) at all times in or around the property. Having more will result in immediate eviction as we could lose our license quickly

• Please be respectful of our neighbors. Outside noise ordinance is 10pm-7am

• No fireworks

• This is an active bear area so please remove all food/trash from the deck, patio, and in your car
