Features of your home

  • 3 bedrooms (2 king beds, 2 queen beds), 3 bathrooms

  • WiFi (network name, password, and QR connection code are posted in the home)

  • In-unit laundry

  • Dishwasher

House Guidelines

  • Check in: 4pm

  • Check out: 10am

  • Upon arrival during cold weather, turn up thermostats. It will take a couple of hours to reach temperature so it's best to do this right when you arrive

  • The hot water switch may be turned off. It's simple to turn on (picture below). Find the electrical panel (behind kitchen in hallway by laundry), follow the posted instructions on the panel to turn the hot water heater on. It should heat within 20 minutes

  • Very Important: the house is on a septic tank. Absolutely nothing besides toilet paper can be flushed. No coffee grounds, peels, egg shells, or similar items down the disposal

  • No smoking (cigarettes, marijuana, etc) or vaping in the cabin. Any cigarette butts left on or around the property, and/or if the house smells like smoke, a $250 fine will be applied

  • No Pets: $250 fine will be applied per pet if they are on/in the property

  • The garage is not for parking. All cars must be parked outside on the driveways, and not on the street

  • Garage remote is available for guest use

  • No fireworks

  • Noise ordinance outside is from 10pm

  • Maximum occupancy in and around the property: 8 persons (including infants)

  • No parties or gatherings as this is a quiet neighborhood

  • Please turn off outside lights when you are not outside or when you leave the home

Helpful Home Tips from the owner

Air-Conditioning/Heat

  • There is no central AC, as is standard in Colorado Mountain homes. We recommend closing blinds during hot summer days prior to leaving and opening windows in the evening and at night to let in cool air.

  • There are 3 fans located in the bedrooms closet's for air movement during the summer months

Heating System

  • The heat system is a hot water based baseboard heating system. It has 3 zones and 3 thermostats to control each individual zone.

  • Zone 1: A ROUND Thermostat located on the hallway wall (on back side of kitchen) controls the living room, dining room and kitchen area. This is a LYRIC Thermostat and can be controlled by turning the outer part of the thermostat. If you use this heater, please reset the heat to 45 degree's prior to departure.

  • For Zones 2 & 3: If you need heat- push the "RUN" button as the thermostat is programmed for keeping those rooms warm. During the summer you may not want to run the heat at all and can leave the systems on "HOLD". If you activate the heating system to RUN, please return them to HOLD by pushing HOLD and then the down arrow to 45' and HOLD again. This will keep the heat at 45'. Thank you!

  • Zone 2: Thermostat located in the hall just outside of master bedroom. This controls master bedroom, middle bedroom, main bath and master bath.

  • Zone 3: Thermostat located on the back wall inside bedroom 3 (bedroom located past laundry room in the back of house). This controls this bedroom as well as the attached bath and walk-in closet.

Air Mattress

  • Queen air mattress and bedding is located in back closet. Please use carefully and put away before departure.

TV/DVD

There are 4 HD TV locations

LIVING ROOM has DIRECTV HD and the Peanut Shaped remote is the DIRECTV remote and turns the TV and service on and off.

  • DVD PLAYER: You will need to use the SONY TV remote and go to INPUT and change it to the DVD player which also has NETFLIX on it, PANDORA for music.

  • ROKU: You will need to use the SONY TV remote and go to INPUT and change it to the ROKU player. Please feel free to login to your accounts like Netflix, Prime. It's a good idea to logout before you depart.

MASTER BEDROOM located in the Northeast part of the house is also DIRECTV and the Peanut Shaped remote is the DIRECTV remote and turns the TV and service on and off.

  • DVD PLAYER: You will need to use the SAMSUNG TV remote and go to INPUT and change it to the DVD player.

NORTHWEST BEDROOM is also DIRECTV and the Peanut Shaped remote is the DIRECTV remote and turns the TV and service on and off.

  • DVD PLAYER: You will need to use the VIZIO TV remote and go to INPUT and change it to the DVD player.

GARAGE TV: DIRECTV remote turns the TV and service on and off.

WiFi

  • The Internet Modem and Router are both located in the garage in a cabinet between the entry door from the garage to the house and the TV. In case a reset is needed, please unplug and wait a minute before plugging back in.

General House Notes

  • Please be sure to unplug any appliances that may burn or scorch counters (curling irons, etc.).

  • Close windows if you are leaving and lock doors.

  • The Teflon cooking pots and pans need to be hand washed and cannot be put in the dishwasher.

  • You should find a supply of toilet paper in each bathroom and paper towels in the kitchen. If you need more that what is provided in the house, please purchase at the local grocery store. Additional supply is not for guest use.

Baby Items

  • High chair is located in the garage. Pack N' Play is located in the back bedroom closet. Please make sure to clean both and put away before your departure.

BBQ Grill/Outdoor

  • The BBQ is heated with propane. Propane tank is located under cook top and is accessed by reaching under right side of the grill. It should be off and can be turned on by turning it counter clockwise. Please be sure to turn off propane when not in use. If propane is left on, you will be charged for the refill after your departure.

  • If the propane tank runs out while you are at the property, please replace with 2nd propane tank (located in the garage) and then notify Caitlin by text or a phone call.

Cleaning

  • We appreciate you leaving the house as clean as possible. For your own comfort, there are cleaning supplies in the laundry cabinets and a vacuum cleaner in the entry closet. Remove shoes when possible (especially after hiking) and wipe up spills promptly.

  • If you have excessive laundry (all towels used) we would appreciate you washing and drying a load before departure. This helps the cleaners turn the property faster during busy summer months.

Disposal

  • Please don't put excess food or things like egg peels, potato peels down garbage disposal. This house is on a septic tank and it can back up if items mentioned are put down disposal.

Electric Panel(s) Location

  • Located on the wall behind the kitchen.

Fireplace

  • You may use the electric fireplace in the living room if you desire. The controls are located under the lid on the top.

Guest Journal

  • Please remember to sign our guest journal. We would love to hear about your stay in Estes Park. Other suggestions can be left via email or phone. We hope you plan to stay here again. After your departure we hope you take time to leave us a review on VRBO/H/AIRBNB. Reviews are very important to us!

Hot Water Heater

  • There is a 40 gallon tank and larger groups will need to plan accordingly so as not to run out of hot water.

  • During longer gaps in between guests the electric hot water heater is shut off. It needs to be turned on upon arrival by flipping the breaker switch. See directions located on the wall behind the kitchen.

Keys/Garage Door Opener

  • Please do not lock the door between garage and living room. Thank you!

  • The controls to operate the door from the inside are located just as you walk up the steps from the garage to the living room and on the left side of the door jam. They are labeled "east" and "west".

  • It is important to note that there are two switches just below the door opener. One of these switches turns on the lights outside of the garage door. The other turns on the power to garage door open and lights. If the garage door opener switch is turned off the door openers will not function. So remember not to turn this switch off.
